Charming home in historic neighborhood, private entrance with delightful porch for morning coffee or evening beverage while watching the mountains turning pink.

Your accommodations include a private suite with king size bed and full private bath with shower (wonderful deep tub).
Water and treats, coffee and tea in the morning, cold cereal and light snacks always available. For longer stays a weekly cleaning fee applies.

About the Area

The West University neighborhood is charming and safe neighborhood. Very walkable and quiet. Catalina park is in the neighborhood a couple blocks away.

My home is renovated to retain authenticity and ease of living. Located in West University - walk to everything! Small outside patio, perfect for morning coffee. Light rail stop 1 block. 1 bedroom (with king bed) and bathroom with beautiful deep tub (and shower).

No smoking anywhere on the premises.

The Space
Delightful and comfortable bedroom suite in charming 1907 bungalow located in the historic West University neighborhood, renovated to retain authenticity. The king bedroom has 10' ceilings, beautiful north light. The bed is a king size, firm, Nova foam mattress is comfy and cozy with high thread count, quality cotton linens & bed topper.

You have a private gated entrance at front door with permitted street parking. A sitting porch by your entrance is perfect for enjoying the warm weather and views of the Catalina Mountains for your morning coffee or to watch the mountains turn pink in the evening. You will have access to the whole house including the lovely front porch, living room, dining room and kitchen.

The kitchen is fully equipped with a stove/oven, French press & one cup coffee maker, microwave, fridge, vita-mix blender, toaster, dishes and utensils.

Also including free wifi, yoga mat and music/charging station.

Perfect location for walking 4th Ave, University of Arizona, downtown and exploring Tucson and So. Az. A 7 minute walk brings you to the University of Arizona main campus and the Main Gate area shops and restaurants, home to Cafe Luce and the best coffee in Tucson. A 5 minute walk lands you in the hip and happening 4th Avenue district with even more shops and restaurants. The Warehouse Arts District is just one block beyond. If you don't want to walk that much, hop on the trolley at the stop one block from the house or drive 15 minutes to a wonderful hike - Yetman House.

Guest Access
Living on property in a studio/annex, I am here to help you have a comfortable stay and happy to make sightseeing and dining suggestions. However, your privacy is a priority and my goal is to provide a hospitable, comfortable and enjoyable place to stay during your Tucson visit.

I am available to point out what I have learned about Tucson from hiking, arts and restaurants to the vintage/thrift tour and cowboy/ranch heritage.

Time Market is a terrific for coffee/wine/informal dining and one block away. Good food and atmosphere.

This location is a perfect spot for GEM show, visiting Tucson Festival of Books and the All Souls Procession - close enough to be part of the events and far enough away from the chaos and noise.

The Neighborhood
The West University neighborhood is charming and safe neighborhood. Very walkable and quiet. Catalina park is in the neighborhood one block away and UA campus is 3 blocks.

No smoking anywhere on property.

Getting Around
This location is very walkable; 4th Ave. and downtown minutes away. One block from the light rail which travels through the University of Arizona, downtown and to the Mercado. There are several ZipCars available for hour/day rental on UA campus.

House Rules
When you make your reservation, please be sure to include the names of your guests on your reservation. For stays over 7 days, after the first 7 days clean sheets and towels will be provided, thereafter clean sheets and towels will be provided weekly and there is a $95 fee for each week.

Your entrance is the front door. The front gate and front screen security door must be locked whenever you leave.

Quiet hours are from 10 PM to 8 AM.

Breakfast is French Press coffee, tea and cereal in the morning. The kitchen is well equipped. If there is a specific appliance you need, don't hesitate to ask. I may have it or have access to one. Food items in the kitchen are for your convenience. Food is on the honor system, and you are welcome to food items. Please be considerate of me and future guests and replace or reimburse what you use.

The thermostat is set on timers, if you are uncomfortable for any reason please text Therese, I will respond immediately.

Late check-outs past 11 am will be charged 100% of the nightly fee, without prior notice and approval.

Accidents happen, if it not working or if you break or damage something, please let me know and I'll arrange for its replacement or repair.

No parties, no outside visitors, no overnight guests without previous approval from your host.

Do not leave any food out that will attract uninvited pests. My home is pest-free and I intend to keep it that way with your help. Thank you.

The art around the house is mostly local to Tucson and the Northeast. Please do not remove or take down any of the art. If something doesn’t feel right for you, and you would be more comfortable if it was removed please let me know and I will take care of it immediately.

General House systems
Air Conditioning & Heating
The main thermostat is located in another area. The auto temperatures are already set. If you need the temperature changed, please notify the host.
In addition to the house air conditioning, there are ceiling fans in many of the rooms within the home and also 2 portable fans for your use if you would like extra air circulation, as well as additional small heaters.

Recycling
The blue bin in the kitchen is for recycling - items to include are on the fridge.
Glass recycling is separate. Please DO NOT PUT ANY GLASS IN BLUE RECYCLING BIN.
There are cleaning cloths on the bottom shelf and dish clothes on the middle shelf of the coffee station in the kitchen.
I do not use paper towels. If there happen to be some in the kitchen, a previous guest left them, feel free to use them also.
I do not use paper napkins either. There is a basket of cloth napkins on the green sideboard in the dining area.
Dirty/used dish towels, napkins and cleaning cloths can be left in the white basket on the bottom pantry shelf in the kitchen.

Lights
Some lights in the living room and dining area are on timers so that you will have light in the early morning. If this is annoying, simply unplug the light from he timer.

Fans
The fans in the house can stay on. The fans on the porch must be off when you leave the area

Security
The gate and security door must be locked at all times. No exceptions.
No additional guests are allowed during your stay without letting the host/homeowner know before the guest arrives.

Parking
Parking is provided directly in front of the house on street.

If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

Do not engage in illegal activities anywhere on the property. This applies to both drugs and internet activity.

Considerations: On the front porch
The front porch is lovely for early morning and evenings. Enjoy the hummingbirds.
If you use the overhead fans, please be sure to shut the off when you leave the porch. I usually pull the cord twice to turn on (that will be a medium setting) and then pull it twice more to shut it off.
The plants are on an irrigation system. Some plants, especially during the summer may need an extra drink of water, the pitcher on the table by the front door has water and can be refilled from the kitchen sink.

Considerations: Living room
DO NOT DISCONNECT OR LOG OFF APPLE TV.
To watch Amazon or Netflix or any subscription based television you will need to log into your own account.
You are welcome to use the cd player, radio tuner and dvd player. If you listen to music please be sure to return the cd to the cabinet.
The workout items in the bottom of the tv cabinet are personal, there is a yoga mat in your bedroom for your use.

During the summer it is best to leave the curtains on the south side of the house closed.

Considerations: Dining room
The hutch, the contents of the 3 drawers in the built-in white cabinet and the green sideboard contents are private. Please do not browse the contents, borrow or use anything in these 3 items. If there is something special you’d like simply ask me and if I have it I’ll get it to you immediately.

The overhead fan and light control for the dining room are on the green sideboard. The coffee, tea, cereal and snacks are for you, please enjoy.

Considerations: Kitchen
The kitchen is well stocked with dishes and cookware and most anything you need.
The stove is very tricky to set and the directions are in the middle drawer to the right of the stove. If you haven’t cooked with cast iron – check it out on the internet. It’s easy and fun. Do not put it in the dishwasher.

Dishwasher: Do not put cast iron, knives, wooden utensils, wooden cutting boards or and items that are not dishwasher safe in the dishwasher.

If the kitchen is not left as clean as you find it, you will be charged an additional cleaning fee. Any damaged items will result in a fee.

If you break something, please be sure to let the host/owner know. We may have a duplicate and can replace right away before someone else or the host/owner needs it.
Be careful with the garbage disposal. Please do not put banana peels or onion skins in the disposal.

FOOD:
Please understand that there are consumables such as condiments or snacks in the pantry and refrigerator. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish.
The kitchen is well equipped and stocked with many of the usual food staples, spices and cooking basics. If there is a specific appliance you need, don't hesitate to ask. I may have it or have access to one. It's a fun kitchen to cook in, please ... leave is as clean as you found it. Food items in the kitchen are for convenience. Food is on the honor system, and you are welcome to food items. Please be considerate of future guests and replace or reimburse what you use.

Considerations: Bathroom
Any and all sanitary products must be put in the bin/trash can do NOT flush them down the toilet.
The tub is a wonderful deep soaking tub, be sure to lift your leg a little higher when entering for a shower --- so as not to stub your foot (ouch). There are bath salts for you provided (lavender, Epsom salts and more).

Considerations: Blue bedroom (King size bed)
Blinds: The windows are original size with modern windows. The blinds are awkward and can be frustrating at times. If you find yourself getting frustrated, call Therese and she will help fix them.

Closet: There are hangers and bathrobes for you in your closet. There is also a cooler, sunshade for your car and some shopping bags for your use. There is a steamer in the closet and iron/board from your clothes, please be sure to use filtered water if you use it and empty the water out when you are done. Any items on the far right or on the shelves are not for guest use.

Books: Please enjoy the books while you are here. This is part of my personal collection, it is not a lending library.

Lastly, because this is a short term rental and a bnb community not a hotel, and is also my home when I stay in Tucson, please be respectful of the property, my things and keep it clean before you leave. Parking is outside your entrance at the front of the house. One key gets you in the gate and through the front door. Please lock them up behind you.

Please note although it is a 7 minute walk to the University of Arizona and 10 miles from Davis Monthan AFB, there is hear a moderate amount of jet craft. Davis-Monthan does implement a 10:30 PM to 6:30 AM no-fly restriction. My home has double pane insulated windows, which along with the 12" brick and stucco exterior, help to mitigate the sounds of the city.

Likewise, at a mile from the main railway that runs through the middle of the city, you'll enjoy the nostalgic sound of train whistles passing through during the night.

Smoking Rules

Your host is a non-smoker.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
