I live in four bedroom town House in Stoke Newington, North East London. Just 2.5 miles to the City of London and 6.5- 7 miles to Central London. I have two spare rooms in available as my children have grown up and left home. My grand chichren visit and may sleep over but just once a month. My house is on three floors and empty rooms are in the basement with own shower and toilet facilities and mini electric hob and microwave. Guests are free to use main kitchen on ground floor to prepare meals

About the Area
2 very nice rooms -one very large with twin beds and one double room in very in Victorian house. Property very central and in a very hip location in London. Extremely easy access to central London. Guests have sole use of own toilet and shower. Excellent transport routes. Property in quiet street very close to 5 rail and underground stations(Dalston and Dalston Kingsland, Rectory Road, Hackney Downs and Stoke Newington Stations). Also very close to bus routes, 273, 236, 149, 243, 76, 67 and 73. Close to some of the best parks in Hackney.

Pro: typical English house of the 80s, safe location, nice neighborhood, convenient 76 bus... cons : thermal and sound insulation, a bit far.

Our teenagers' stay was pleasant, Annie is an understanding person, she was there to advise them and help them if necessary. The means of transport to go to the center of London are not far away, the same for shops. it's a quiet neighborhood.

Nice stay in Annie's house. Big bedrooms and comfortable beds. Easy to reach London city's centre. Annie is a very easy going person, friendly.

This was a great place to stay for me and my sister, and it's especially good for longer stays (we were at Annie's for 10 days) because the room is large, the beds are very comfortable, and Annie has made an effort to set up her basement as a sort of shared flat. Everything you need is downstairs- bathroom, microwave, fridge, hot plate, dishes, and there is a table and chairs in the bedroom. The bedroom has large windows so plenty of light- no basement feel. The location is also good- it's a short walk to a main road with everything you need. It was a lot of fun exploring this area of London! Finally, Annie was very nice and a lovely host, who even dug up a space heater when our California blood couldn't handle unseasonably cold London June nights. We had a great stay, and were very pleased with our choice.

I enjoyed staying in this vibrant area with lots of restaurants and bars. Annie's street is quiet and the room has everything you need. I would definitely stay here again!

I truly enjoyed my stay with Annie. She lives in a quiet street close to public transport and shops. The room was very clean and everything that I needed was available. I slept very well, thanks to a very good bed and the calm atmosphere in the house and the surroundings.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
