Lovely 5 bedroom house with a self contained Granny Flat / annexe situated in a quiet leafy mature suburb in Dublin 9.
Central location 1km to Beaumont Hospital, 2km DCU, 4km Croke Park, 4.3km Mater Hospital, 4.5km to city centre, 5.2km to TCD Trinity College Dublin and RCSI and 6km to Dublin Airport.
Omni shopping centre is a 10 minute walk from our house with many shops including Pennys, Nando's, Starbucks, McDonalds, Burger King, M&S, H&M, Tesco and IMC cinema.
Buses are: 1, 14, 16, 16C, 33, 41, 41C, 101 and 104 N4 which serves the Point Village and concert arena.
We have two buses 5 minutes from our house to / from Dublin Airport. The 41 bus operates a direct route to and from Dublin Airport 24/7.
Motor way : Close to M50 and N1 to Belfast
City Centre 30 to 40 min walk
My daughter is coeliac so I can provide a gluten free light breakfast. I can also provide a gluten free lunch and dinner for an additional cost.

**Please ensure you read my house rules before you book a room.**
This is a family home offering the opportunity to stay with a local Dub. I am not a hotel so please be aware that you have to be respectful of my home and neighbours.
No Cooking : There is no cooking allowed except for those staying in the Granny flat
Payment:
Full payment must be made on all bookings over €500, 72 hours prior to arrival.
The balance on all bookings must be paid immediately ON ARRIVAL.
Cash, Paypal (Friends and family) is accepted
Check In - 3pm
Check out - 10.30am
Light breakfast - self service available from 6.30am to 9.30am
My daughter is coeliac so I can offer gluten free options.
Eco friendly: guest to seperate their plastic and paper and use the recycling bins.
Towels - I am not in a position to provide fresh towels on a daily basis, but will provide towels on arrival.
Showers : must not be longer than 10 minutes as a safety valve will shut off the power to prevent over heating of the electric motor.
You cannot use my address to open a bank account or register for GNIB card.
No alcohol or smoking permitted in my house.
No wet clothes to be put on the radiators especially in the Granny Flat as they are electric
No showers after 9pm inside the main house as my children will be sleeping
Working from home is NOT possible.

Always available via message for any questions, Ann Maria is vibrant and always in a good mood.

Great experience, Ann maria a very nice person, very pleasant and attentive, throughout the stay we always had everything we needed, and she always took care to check that we did not miss anything, in addition the place where we stayed was very clean and very functional, so I totally recommend it

Ann Maria is a super welcoming host. She has a heart of gold. All the instructions and tips were very helpful and clear. It was very interesting to talk to her and her lovely daughters.
The room is cozy with everything needed for a short-term stay - a warm and soft bed, TV, wardrobe, good Wi-Fi. The location is good - it was quiet and close to the bus station.
Overall, we enjoyed our stay at Ann Maria's place. Highly recommended!

It was an absolute pleasure to stay with Ann Maria! Communication was perfect from the start, everything was as promised and the service was perfect. Travelling as a non-binary trans person myself finding a safe and welcoming place to stay isn't always guaranteed but I felt very welcome at Ann Maria's place. I can definitely recommend to stay with Ann Maria!

Notre petite famille de trois personnes est restée 5 jours chez Ann-Maria, dans son appartement annexe et ce fût un magnifique séjour!
Nous avons été très bien accueillis sur place et informés au préalable des moyens de transports, commerces et des évènements familiaux accessibles facilement.
Nous sommes très contents des échanges avec ses filles et surtout Ann-Maria qui s'est vue très arrangeante et bienveillante malgré son planning chargé.
Nous avons beaucoup apprécié l'appartement, très lumineux, charmant, bien équipé et sans vis à vis.
Nous y reviendrons avec plaisir.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
