Hi! Our homestay is located in burwood - modern townhouse - pet free & smoke free home (walking distance to Deakin University, PLC, zone of Ashwood High School), where is 3 minutes walk to tram(75) stop, shops, restaurants, cafes . Easy access to city and many universities and schools by tram, the 24-hour Burwood One Shopping Centre, Chadstone Shopping Centre, and the serene Gardiners Creek bike trail.

Who are we?
Hi! We are a well educated professional family (with Masters of Education degree in IT & Early Childhood). We have a beautiful 17 years old boy, a 15 years old girl, no smoking. Our interests include travelling, cooking, movies,
Experience?
We have had great times hosting international students for the last 19 years. Plus, the homestay mother was working as an educational consultant for more than 9 years to help international student's school placement and visa issues. Hence, we always provide extra assistance to our homestay students. We really enjoy helping international students practice and improve their English skills. We also love to host family with young kids too!
Location?
Located in Burwood (one of the best suburbs in Melbourne), our home is an only 3 minute walk to the tram stop. Easy access to the city and many universities and schools.
The accommodation?
Our home is a newly modern townhouse, very attractive, clean and our family creates an extreme cozy and safe atmosphere with enough privacy for you to study in your own time and space.
We provide fresh, international meals every day (other than Fri & Sat) and we often bake cakes for afternoon tea or desserts too! We provide unlimited WIFI, washing machine, fully furnished room, lovely front garden and utility bills included.
Homestay Fees:
Over 18 years old: (with 3 meals/day,unlimited WIFI, bills included, fully furnished room & more!)

Solo use - $460/person/week
Single room $400/week
Under 18 years old with extra $50/week

Meals
Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
Cleaning – Once you moved in, you are part of family. Please hands on and keep the home clean as respect others.
• Please keep the common areas as clean as when you walk in (bathroom, kitchen, hall ways…etc.)
• Please lightly rinse your used dishes before place into the dishwasher.
• If the dishwasher is clean, please empty the clean dishes before put any dirty dishes in.
• Please DON’T use Bathtub.
Safety
• Our home has security camera to ensure home safety.
• Please ask for permission before you invite visitors come in
• NO smoking, No personal heater, cooler allowed in the property
• No pets (ask for permission for small one) in the property.
Payment
• Pay homestay fee before or on your arrival – 4 weeks +2 weeks deposit (which is fully refundable when move out with the room is as clean as when you moved in)
• Homestay fee count by days, not nights, payment is every 4 weeks, not monthly
• Holiday for more than 2 weeks (15 days+) away, the fee is on 50% off as holiday rate
• If the host away for more than 2 week(15 days+), then from day 15, there is $50/w discount apply (frozen meals will be available in the freezer)
• $5/day fine if homestay payment is late or not pay in full on due day.
• Pay any damages items
• Any exceptional large utility bills will be shared. Please use common sense to save water, power…etc.
• Please keep the door key safe. $20 for each key replacement
Laundry
Once per week. $3 /wash for additional wash. Dry in the sun or under cover in the backyard
Respect
Please be respectful for others, so everyone can enjoy clean, quiet and safe home together.
Move out
• 2 weeks’ notice to move out with clear date and time
• You can move out any time for urgent matters, but the 2 weeks’ notice still apply. That means no refund for 2 weeks deposit.
• On the move out day, please remove bedding and leave them in/by the wash machine. Make sure the room is as clean as the same clean condition when you first moved in. Return the key. Then the 2 weeks deposit will be refunded fully or cleaning charges will be deducted from deposit.

Smoking Rules
Your host is a non-smoker.
Smoking is not allowed.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
