House Rules
Check in time is between 2 and 8pm. For an early or late arrival, please make arrangements with me ahead of time.
PARKING: All guests have access to the gated parking lot across the street. The gate goes up automatically when entering and upon check-in, all guests will receive tokens to use when exiting.
DEPOSITS: A credit card is required to confirm a reservation. The credit card is only for hold purposes and will not be charged until check-in. Upon check-in, you can either pay in the form of a credit card or cash. For extended stays, holidays, or special events, a 50% deposit may be required. Some special event bookings must be prepaid.
CANCELLATION: Your notice of cancellation must be received 14 days prior to 2:00 pm of arrival date. If we do not receive a 14 day notice, there will be a 100% cancellation fee charged to the account on file. Guests who shorten their stay without notice or do not show up are liable for 100% of the charges for the cancelled nights unless we can rebook the room. Because we are a small B&B with only 3 rooms, guests are responsible for payment of all nights reserved, whether used or unused. We understand that circumstances arise, sometimes out of a guests control requiring the cancellation of a reservation, however, as a small business, cancellations have a significant impact on us and the services we are able to provide. Therefore, an attempt will be made to rebook any cancelled room, but no guarantees of booking can be given. If we are successful in re-booking the room, we will refund your cancellation fee.
POLICIES: Please note that The Maid’s Quarters Bed, Breakfast & Tearoom is a non-smoking establishment. Children are welcome. Pets are not allowed, however, if we have made an exception and allowed you to bring your pet, a pet cleaning fee WILL be charged for any damages and/or accidents that occur during your stay.
Damage to the property, including but not limited to guest rooms, fixtures, furnishings, artwork, décor or linens, will result in a charge of 100% of fair replacement value or necessary cleaning.
BREAKFAST: The nightly rate INCLUDES a full two course breakfast every morning between 8 & 9 unless other arrangements are made.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
