Our home (occupied by myself and my partner Paul) in the South Dublin suburb of Rathfarnham Dublin 16 is a very comfortable, quiet place to stay and is in a lovely safe neighbourhood. We extend a warm welcome to our guests and offer a bright spacious relaxing double bedroom with a private bathroom . We like to think of this beautiful space as being your own tranquil space to relax, unwind and plan your day.
The room to rent is very relaxing and quiet. It has a new double bed, desk, chair, desk lamp, built in double wardrobes and plenty of storage space. Two sets of bedding and two sets of towels will be provided, You are responsible for changing your bedding and washing the bedding and towels
A modern kitchen contains all conveniences
Bus routes 74, 161 and 15D are a 3 minute//900 meters walk from the house. The 16 bus route is a 12 minute walk from the house and goes to the city centre, TCD and Dublin Airport. UCD can also be accessed by a number of bus routes including route 74 later changing on to route S6 or alternatively walking 10 minutes/900 meters to a bus stop for S8 and later changing on to route 46A. Bus route 74 takes approximately 18 minutes to travel from the neighbourhood to the Luas/tram/light rail Green line in Dundrum. The Luas takes approximately 20 minutes to travel from Dundrum to College Green beside TCD
A local shop/pharmacy/post office is 600 meters from our home
Utility bills (electricity, gas, wi-fi) are included in the rent as long as usage is not excessive. We would prefer if you did not use our wi-fi to download movies or use the wi-fi for online gaming
A refundable deposit is required in advance of your arrival. All payments must be via electronic bank transfer in advance of your stay
Our home is close to two beautiful parks - Marley Park and St Enda’s Park.

Our home in Rathfarnham South Dublin is a comfortable place to stay and is in a very good neighbourhood. Our home is 7km from St Stephen’s Green/Grafton Street in the city centre and is close to two beautiful parks - Marley Park and St Enda’s Park. Bus routes 74, 161 and 15D are a 3 minute//900 meters walk from the house. The 16 bus is a 12 minute walk away and services the city centre and Dublin Airport. UCD can also be accessed by the S8 bus which is an 8 minute walk/900 meters away. Two shopping centres are a short bus journey away

House Rules
We would like to have a video call with you before you arrive
Please show your passport or national id to confirm your identity
We will provide you with a house key and fob for the monitored house alarm when you arrive. We have Ring video doorbells at the front and back door. If the key or fob is lost, you will be charged for the cost of a replacement key or fob. The key and fob are to be returned before you move out.
When leaving the house daily, please ensure that you turn off lights, laptops, chargers etc. at the wall switch in your room. Close the large window in the bedroom when it is unoccupied. Lock the front door when you leave and enter the house. The house alarm is set each night and during the day when the house is unoccupied. Please keep our home secure
Please take off your shoes when you enter the house and you may leave them in the downstairs hall under the window
Please keep your room clean and tidy, do not cook or keep food in your room, do not leave any wet clothing or towels in your bedroom, keep the room and bathroom well ventilated and do not stick anything to the walls. We will provide a bathroom bin and room bin and would appreciate if you would empty them regularly into the grey bin outside
Please hang towels up to dry on the hook beside the shower after you use it.
Leave any wet items in the bathroom or hang out to dry - please do not leave them in your bedroom. If you make a mess, please clean it up.
You will have access to the kitchen as well as all the necessary utensils to prepare your breakfast, lunch and dinner. Please wash and clean dishes and cooking utensils immediately after meals, put them away and leave the kitchen clean and tidy. We will provide a designated storage space for food and one shelf in the fridge for you to use. We request that you do not use the kitchen between 9.30am and 10.30am and between 4pm and 6.30pm
The washing machine can be used after 6.30pm
You can use the iron and ironing board whenever you wish as long as you put them away immediately after use
Our home is non-smoking, so smoking, including vaping, is strictly forbidden inside the property, and this includes the bedroom and ensuite.
It is strictly forbidden to consume or store any drugs on the property at any time during your stay.
Friends are not allowed to visit or stay overnight. This is our home and we appreciate it being a quiet space.
There is a low noise policy from 10pm until 8am as we know how important sleep is and our adjoining neighbours have young children
Our living room is private
Please let me know if something becomes broken or damaged. You will be responsible for any damage caused to our home during your stay.
You can use the vacuum cleaner and any cleaning materials whenever you wish Our cleaner comes once a month and can clean your room and bathroom
No pets
We cannot host guests working or studying from home
It is not permitted to use the kitchen for any other purpose, such as study as I use my laptop in the kitchen
Smoking Rules
Your host is a non-smoker.
Smoking is not allowed.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
