This is a studio flat with its own modern bathroom, kitchenette and separate private entrance and alarm. The room which is bright and self-sufficient has a Double bed, storage tallboy and wardrobe. The attached bathroom has a shower. There's also a kitchen with Hob, oven, fridge, washing machine, microwave etc. and all the cooking utensils you need.
Also included is a flat screen TV, comfortable 2-seater recliner sofa and coffee table - free WIFI.
There is also a small dining area with a table & chairs for two.
Available on-street parking if you wish to park a vehicle.
I live in the property and my studio apartment is in my garden.

This studio is based in an excellent location, in a quiet private estate.
Bus routes to the city centre within a 10 min walk.
3.5km away from the square Town Centre with red Luas line, Dublin Institute of Technology, Tallaght University Hospital.
Shops cafes Bars and Restaurants are all within walking distance.

Meals
Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
1. Rent and Deposit
a) Upon check-in, you must provide your host with the first week's rent and the deposit.
b) Your weekly rent of€300 - €350 will be due every week and
must be paid on time.
2. Your Private Studio
a) You are responsible for the cleaning of your studio and expected to keep all the areas of the studio clean,
(bathroom, kitchen etc) by cleaning these spaces immediately after using them.
b) You are in charge of cleaning and regularly changing the bed linen provided by your host.
c) All issues or necessary repairs relating to the studio must be reported to your host immediately.
Note: Your privacy matters! Your host can only access your private studio for safety reasons (ie: to check if the radiator was
switched off or if the window has been properly closed).
3. Use of the Kitchen
a) You have full use of the kitchen contained within your studio, it is equipped with kitchen utensils to
prepare your meals.
b) You are expected to clean your dishes immediately after your meals and to leave the kitchen clean.
4. Use of the Laundry Facilities
a) You are welcome to use the washing machine up to twice (2) a week for washing your personal clothes,
towels and linen. These two weekly washes include your bed linen and towels.
b) Your Host does not need to give you access to a dryer but they must dedicate a space where you can dry
your clothes or allow you to dry your clothes in your room if suitable.
Note (a): Your host must also give you access to a clothes horse.
Note (b): Your host is entitled to set up specific times and rules relating to the washing machine as long as they permit
reasonable use. If they do so, your host must clearly inform you about these rules.
5. Visitors
It is strictly forbidden to bring anyone into the property at any time during your stay.
6. Quiet Hours
There is a low noise policy in place at night as other people in the immediate surrounding area of your studio
might be asleep. You are expected to be mindful of not making noise from 10 pm to 7 am.
7. Alcohol, Smoking and Drugs
a) It is strictly forbidden to consume or store any alcohol in the studio at any time during your stay.
b) It is strictly forbidden to smoke inside the studio.
d) The default payment method for your rent is cash. However, if you and your host both agree, alternative
methods such as a bank transfer can be arranged.
Note (a): All bills are included in the rent, and your host is not permitted to increase the rent during your stay.

Your host is a non-smoker.
Smoking is not allowed.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
