The property is about 15mins walk to Carlingford court Shopping Centre, 15mins walk to M2 bus stop which goes directly to Wynyard. We also have a heated pool with a spa so you can invite your friends over for a swim. The house has ducted airconditioning however we don't always use it due to current electricity prices. There is room to park your car in the driveway if required. I use the back room as a gym and I'm happy to share my equiment as long as its kept tidy. Your bathroom is a bathroom/laundry which you will be required to keep clean as the bathroom side is for guest use only. Your room has a single bed, desk & side table however happy to remove the furniture if you have your own.
I have internet which is part of the price however the WiFi signal isn't very strong from the room. You may need to get your own mobile WiFi.
There is a friendly Husky dog that lives here who loves cuddles and craves attention.

About the Area

The property is about 15mins walk to Carlingford court Shopping Centre. 20mins walk to M2 bus stop (Oaks Rd exchange) which goes directly to Wynyard with no stops in between. You can also catch a bus to Macquarie Centre & North Sydney from here. Otherwise you can take a bus to Epping Station and take train from there.

Other Local Info:
There is a waterfall nearby called Balaka Falls where a lot of tourists go to take photos and you can go bush walking.
There are other local shops about 15mins walk away with butcher, Chicken Shop, Post office, Bottle Shop, Cake Shop and Mini Supermarket

House Rules for a happy home

Manners
1. Shout out ‘hello’ whenever you come into the house, shout out ‘good bye’ when you leave so people know that it’s you coming in
2. Always show respect for others by cleaning up after yourself. If you open it – close it. If you take it out – put it away. If you dirty it – clean it. If you break it fix or replace it.

Bedrooms
3. Please switch off all power points in your bedroom when you’re not using them
4. Eating in your room is fine occasionally however it’s not advised as it will attract ants. If you take food or drinks into your room you must return the cup/plate to the kitchen straight away – do not let it sit in your room overnight. Do not put food waste in your bedroom bin – either put it outside or in the white kitchen bin
5. Please don’t take glass cups into your room, please use plastic cups instead. It is advised to keep a drink bottle of water next to your bed in case you get thirsty after 10:30pm so you don’t need to get up and make noise in the kitchen (do not take ANY drink bottles from the fridge into your room)
6. please turn off fans, lights and heaters when you aren't in the bedroom or running continuously while you are sleeping. If you accidentally fall asleep while you are doing something and forget to turn the light off, I will come in and turn it off for you
7. please ensure you close and lock your bedroom windows when you go out. It is advisable to only open the bottom window as it is more secure if you accidentally leave it open. If it’s a very hot day (30 degrees or more), please don’t open the window as you will only be letting hot air in and making the whole house hot.

Kitchen (this is not a hotel)
8. Always rinse your dishes before putting them in the dishwasher.
9. If the dishwasher is full of clean dishes and you don’t have time to empty it, please put dirty dishes in the sink and cover it up with water to prevent food getting stuck
10. Please try and use just one glass/cup per day otherwise the dishwasher will fill up with cups too quickly
11. If you use the kitchen always wipe down the benches with a blue cloth afterwards – even if it looks clean. If you spill something on the floor use a paper towel or mop to clean it up
12. Always cover your food before putting it in the microwave – cover is supplied
13. Be aware of what items can/can’t be recycled and put rubbish in the correct bins. All items must be clean if they are not clean then put them in the red bin. Any meat packaging must be put in the red bin.

Bathroom Etiquette (use back bathroom/laundry only)
14. Showers should go no longer than 10 mins
15. No shoes in the shower
16. Dry your body before exiting the shower cubical so that you don’t wet the floor. If you wet the floor, mop it up afterwards
17. Please check for hair and mess around the shower & sink and clean it up - as it’s not nice for the next person
18. Please turn the fan on every time you use the bathroom
19. please hang your used towel on the back of your bedroom door don’t leave it in the bathroom
20. please take your toiletries into the bathroom with you when you go in – please don’t leave them in the bathroom
21. always replace toilet paper if you use the last (supply is located in hallway cupboard)
22. Boys - always wipe porcelain toilet bowl with toilet paper after doing a wee, always keep toilet seat down after every use
23. If you do a poo check if there is any poo left behind and use the toilet brush provided to clean the poo away – tap the brush several times on the side of the toilet bowl to get rid of excess water before putting the brush away and also spray the room deodorant afterwards

General
24. Take your shoes off when you walk in the house. While you are in the house wear slippers or socks. Put your shoes on just before you leave the house again.
25. always knock on any doors before entering a room if the door is closed
26. always keep the door to the back room closed this is so the heat or cold air stays out of the main house
27. you will be allocated ONE general job to do once per week
28. After 10:30pm (Sunday to Thursday) you can stay awake if you are quiet in your room if you wish however there is to be NO tinkering anywhere around the house after this time unless you need to go to the toilet. Do not go into the kitchen or wash clothes in the laundry etc.
29. Lights out at midnight (Sunday to Thursday)
30. Be sure to put your rubbish in the outside bin every Thursday night as the bins get picked up on Friday mornings 5am.
31. When the air-conditioner is on please keep all doors in the hallway closed and also your bedroom window closed

32. If rules are continuously broken you will be given two weeks’ notice to vacate

Smoking Rules

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
