House Rules

*READ THIS BEFORE BOOKING! *

Remember this is a Home Share Listing and I welcome you into my home! This is not a hotel, I welcome respectful guests who have realistic expectations.

HOUSE MANUAL,
*You need to have a vehicle while you are here, in order to book*
non local bookings only, within 50miles from my location. unless previous permission by owner.
Due to my business insurance restrictions noone under 25 years of age can stay on the property for Short Term Rental due to the pool and since it's a home share listing. No working from my property.

Hello as your host, I aim to make your stay as comfortable as it can be! I've owned my 3bedroom 1 bath home for 19years, I share it with my professional roommateof 5 years, (he is a Superintendent of high schools)and also rent out my caravan to other Airbnb guests.

My mission is to help guests create beautiful memories in my cozy home. For me to do so I would appreciate you following these house rules and confirm they have been read in FULL, in general, treat my home with love and respect. I am unable to provide alternate accommodations or a refund if you are unsatisfied after arrival simply because you did not read the entire listing description and/or house rules.

I know it's the not-so-fun-part of booking a home, but ask this of you because I want to make sure my home is a good fit so that you will have a wonderful time!!! *** I am only wanting 5*star reviews, so please review everything in full, plus at check-in, I will walk through the home with you and go over checklist to make sure everything is as promised and there are no scams going on, on either side.*** This is a home shared listing, me, my fulltime roommate, and possibly another renter.

**I only rent to Non-Smokers (Of ANY kind).**
No parties or events permitted.
This listing is not suited for babies or children.
I have cameras on the inside area kitchen, Livingroom and outside as well.
*No laundry usage*

My house is clean and bug free I have a regular pest control service come out to maintain my home. Therefore, I am not responsible for any random bug ie spider, lizard, mosquito, ant, fly, gnat inside or outside you may see.

No visitors other than the registered guest allowed.

**Check-in is at 2pm I will be available to check you in at 2pm. if you need a later time then 2pm let me know in advance, Be on time as I only wait for 30min after your requested time.. Last check in is at 9pm Any time after 9 pm check-in is at my discretion.**
Unfortunately, I can not honor late check out, or early check in due to the cleaning time frame and next check-in.

Quiet hours: 10 PM - 7 AM

Failure to comply with the house rules will result in a $250 fee.
The listing is for 25 years old and above.
I HAVE ONE KITTEN please if you are alergic ordon't like cats don't book..

Please ensure taking your belongings when checking-out. I will donate anything that is left behind to a local charity.
It is a shared bath listing, please be mindful of your time in there and do your hair and makeup in the bedroom.
Guest assumes all responsibility for their vehicle while it is parked on the street or driveway, to include any tickets, theft, or vandalism.
**Street Sweeping is Tuesday morning so you will be able to park on the driveway Monday evening**
Rooms have locks on the doors; however, as goes with any business, please know that I am not responsible for accident, theft, injury, or illness during your stay.

The guest room has a double (full) sized memory foam bed with infused green tea gel for comfort. The dimensions are 54 x 75 inches or 137 x 191 centimeters. And a NARROW twin bed as well.

Shared spaces include living, dining, and kitchen(**Microwave, Toaster oven Keurig use only at this time**)& bathroom. Any doors, cabinets or pantries with locks on them are not for guest use, please do not enter. ALL BEDROOMS HAVE CODE ENTRY. The Kitchen, Living room((not at this time due to Covid), dining room, and Backyard have shared spaces. You will share a full-size fridge with one other, and have your own small fridge in The room.
*Kindly clean up after yourself, wash dishes after use, move trash bags to the trash cans outside, at the end of your stay.*

Pool: , no glass use of any kind, no hair ties left by the pool and only pool toys are allowed in the pool. NO JACUZZI USAGE
Pool is unavailable from 9:00 PM - 9 AM. Please if you can't swim, do not go into pool!**
I require a short term rental agreement (STR) along with vehicle information (if any) filled and signed by the booking guest along with a copy of their valid government-issued ID, at the time of check-in along with a registered guest, guests name if applicable. All parties must be here at the time of check in.
