Large and small double rooms, in a peaceful family home, on a ground floor flat, in a sort after location of Morningside in Edinburgh.
Easy access to every part of the city by bus or by walking.
Please keep in mind that we require our guests to submit a copy of their I. D and proof of purpose in Edinburgh before check-in by email, which will be provided once the booking is confirmed online.

House Rules

A logder contract is created for long stay with deposit of same amountly amount to be paid when lodger agreement is being signed.
No loud music or Noise, No very late nights,
Common areas should be left clean and tidy at all times, no guests, no electric heater allowed in the flat, as gas central heating is in operation often.
Caution expected when using utilities available in the flat.

    Value for money.

    This Homestay is located on the ground floor of an apartment block nestled amongst mansions and grand homes in Morningside. A very convenient and safe location. The #45 bus stops beside the apartment block which will take you down the Morningside strip, through Old Town stopping in front of the National Museums Scotland, intersecting with the Royal Mile, Princes Street, goes past the Playhouse, the top of Leith Walk and continues on into Abbey Hill. Many more bus routes are just a short walk away on the main strip where you will find fantastic cafés, restaurants and shops. The location can’t be beat.

    I stayed in the room with the double bed which looked out onto the private and well kept garden. The room was bright and the bed very comfortable. The toilet, bathroom and kitchen are well appointed. Understand this is a budget accommodation. There are no bells and whistles but you also are not paying for that.

    Kim was responsive and communication was easy and she checked in by text a few times to see how things were going. The only thing I would recommend and I feel would be appreciated is the addition of locks on the doors. The other room was not rented out during my stay so wasn’t such an issue but being able to lock the door behind you when leaving for the day and leaving all of your personal belongings behind gives an added sense of security as you can’t know who you will be sharing the space with.

    Overall I would definitely recommend this Homestay.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
