Plenty of restaurant, shopping and tourist options nearby including the recently refurbished St James Quarter.
All tram, bus and mainline railway options are within easy walking distance.

Philip ha sido un anfitrion excelente. Cualquier cosa que nosotros le preguntábamos, él nos ayudaba. La estancia ha sido tal y como nos imaginamos. Nuestra habitación era ámplia y cómoda. La parada de bus y tramvia a solo 5 o 6 minutos caminando y el centro de Edimburgo a unos 20 minutos caminado.
Nosotros hemos estado muy bien en la casa de Philip y volveríamos a repetir.

Great stay with Philip. He really went above and beyond to make us feel at home. The bed and bathroom were very comfortable. The apartment is in the middle of the city. The tram and buses are a quick walk.

My daughter and I stayed at Philip's flat for 5 nights during the May half-term and had a wonderful time. The location is very convenient, with shops ( Tesco and co-op) and bus and tram stop very close by, while still being in a very peaceful neighborhood. We had an extremely busy schedule so we loved to be within walking distance to the old town.
The bedroom is big and we had our own bathroom. The apartment is a pleasant place to stay.
If you are a book lover ( I need to mention this ) you are in a perfect spot. There is the largest Topping & Company bookshop and Typewrongers 10 min walk from Phil's, we started and ended our day there.
Philip was very welcoming and very accommodating, creating an easy and comfortable accommodation experience. Philip is lovely to talk and we'd highly recommend him as a host to other travelers.April 2023

If my translator works as expected I am slightly disappointed with this review regarding the cleanliness. The bathroom (for the sole use of the guests throughout the stay) was thoroughly cleaned before the arrival as was the kitchen, including the oven being cleaned. Just laundered bed linen with brand new pillows was used and fresh towels provided. For the record, this is the minimum any guest should expect and what I am happy to provide. As this was my first time hosting I had absolutely a big incentive to provide a good, clean hygienic experience and at no time were there any complaints addressed to me.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
