My wife & I have a son aged 17 and a daughter aged 14.
We have been hosting for 1 year, mostly with language school students, but also welcome visitors to Tokyo.
We have available: a single room for 1 guest, and 1 family room for 1 to 3 guests.
(1st guest: choice of bed or futon, 2nd and 3rd guests: futon)
Guests have exclusive use of a toilet and a kitchen located on the 2nd floor.
We also have an additional car parking space if required.
You can always use the Wi-Fi in our house.
We speak Japanese and English.
My wife can also communicate with deaf people: she can use Japanese sign language and ASL (a little).
＜Check in/Check out＞
・Weekdays: 6am～7:30am, 6pm～Midnight
・Weekends: 6am～Midnight
Our Check-in/out hours are limited because we are both working and leave the house at 7:30am on weekdays.
＜Breakfast＞
We prepare a breakfast of cereal, bread and drinks. If you want a cooked breakfast, please cook it yourself eat it at your leisure in your room.
＜Bathroom＞
You can not use the bathroom from 7am～8am on weekdays as we take our showers at this time.
＜Laundry＞
You can use the washing machine and dryer any time.
Please wash your bed linen once a month (please wash your pillow case every week)
＜Room＞
Please clean your room every 2 weeks.
When you go out, please switch off the room light and air-conditioner.
Curfew: Midnight
＜Cancellation Policies＞
50% refund (excluding fees) up until 30 days prior to arrival:-
・For a 50% refund, cancellation must be made 30 full days prior to the listing’s local check in time (or 3:00 PM if not specified) on the day of check in.
・Cleaning fees are always refunded if the guest does not check in.
・Cancellation policies may be superseded by the Guest Refund Policy, safety cancellations, or extenuating circumstances. Please review these exceptions.
・Applicable taxes will be retained and remitted.

About the Area
Our house is located in the west of Tokyo in a quiet and safe residential area.
We live 8 minutes walk from the train station (Chitose Funabashi) where you can get the train to Shinjuku in 20 minutes for ¥220. If you change the train at Shimo Kitazawa,you can also get to Shibuya in 20 minutes for ¥290.
The bus stop is a 1 minute walk from our home and buses run to Chitose Funabashi station every half hour, for ¥220.
There is an Onsen (hot spring): 7min walk
An UNIQLO (super large store): 7min walk
A convenience store: 4min walk
A super market: 9min walk

Meals
Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
＜House Rules＞
Prohibited matters. Be aware of the following:
No minors (tenants must be over 18 years old).
No entry for non-occupants
No profit oriented activities, (this is for residing in only, and not for other purposes)
No outsiders can be brought into your room.
No posters or photos or other goods are to be put in your window as this can cause damage to our hotel.
No use of our heater, cooking stove, iron press or other electronics except when lent to you.
No smoking
No loud noises, loud singing, odours or bad behaviour towards others.
None of the following goods can be brought in: any animals except guide dogs, birds, stimulants, drugs, medicine that is banned by law, explosives and gasoline, harmful chemicals, non-licensed guns, swords and similar weapons, goods which are large in number and heavy, items which have a bad odour, rubbish and things which are unhygienic,
Obey public order and keep basic morals
No distribution of advertising flyers in the neighbourhood
No moving of the provided furniture or use of the furniture in inappropriate ways. No remodelling of your room and furniture.
Your belongings must stay in your room
No entering into other rooms apart from your reserved room (except in the case of emergencies or unavoidable circumstances)
No hair colouring and use of bleaching agent in your room
No unhygienic and dangerous behaviour
Disclaimer: We may terminate the contract of your stay for any of the following reasons:
Membership of gang-related organisations, terrorists and any related groups.
Any guests who do the following: violence, threats, extortion, unreasonable demands, gambling, unlicensed drugs, guns, possession and use of swords and similar items, other illegal actions and those against public order and without basic morals.
Any guests with a highly contagious disease
Any guests making irrational demands for services and other unreasonable demands
Natural disasters, broken facilities and other unavoidable situations
Smoking in bed and interfering with fire equipment, any behaviour that may cause fire.
Any guests who allow others to stay in their room instead of themselves.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
