Ciao siamo una coppia romana che vive in un appartamento in una zona residenziale vicinissima al centro città. Siamo nel quartiere San Giovanni/ Appio latino, è una zona molto comoda per gli spostamenti verso ogni parte della città, ben servita dai mezzi pubblici. Il nostro appartamento è gradevole , in stanza troverete bollitore, aria condizionata, wi-fi, hair dryer, kit di primo soccorso, guide in lingua francese ed inglese di Roma, snacks, selezione di tè.
We live in a cozy flat very close to the centre of Roma. The room is bright, very quiet and just renovated, private bathroom en suite. Conforts:tea-kettle, biscuits, little toiletry set, air conditioned, wi-fi, hair drier, hair straightener , air conditioned, fan,etc.
We are very close to the centre of the city, nice sorroundings with every service you need: restaurants, market, stores of every kind, bar.
From spring to early fall you can also enjoy a large patio. You are allowed in the whole apartment but not in the kitchen.
We will always present to help you or to advice you about the city and best places to see. You are welcomed to share the fridge with us as well to use the laundry ( a little fare will be addeed) Treat us as friends, we want you to enjoy the city at the best, if you have special needs please tell us, we will do our best to satisfy you in a reasonable range. We are kind people, always worried for your comfort and we love to know from you.In your room you will find lots of free facilities: kettle for tea and teas selection, biscuits, hair drier, first aid kit, hair straightner, hot water bottle, sewing kit, safety box,
There is a supermarket just around the corner and lovely little bars, restaurants and cafes in short walking distance, bus stop is the street. Our family live in a flat very close to the centre of the Eternal City , just 20 minutes very slow walk through history to get to Coliseum crossing lots of beautiful monuments, 10 minutes by bus or metro, there are two bus stop in our street and another bus stop 3 minutes away, that leads you in the most famous places in town and the metro stop that is 5 minutes walk from home. We are also close to Appia Antica and their ancient ruins ( Catacombs). If you want we can arrange a plan in order to see the very best of the city according to your interests.

The following rules are the result of our experience, sadly not always pleasant. Please don't be offended.
If you decide to book with us it means that you agree with all the rules!!!
- Guests are kindly requested to communicate their arrival time 3 days before.
- Kitchen is not allowed to guests, pls don't ask for it
-Check in time is after 4pm and within 11pm
Check in after 11pm will be charged 25 Euros to pay at the moment of the arrival.
If you need just to leave your suitcases before the check in time just ask and we can make an agreement ( we need time to set up the room after other guests leaving and clean properly for your stay to be confortable)
-Check out is strictly within 9am
Check out before 7am are charged 25 Euros to pay at the moment of leaving or the night before.
-It is forbidden to return home drunk!
-Please avoid to make noise nuisance like hairdryer after 11pm
-Laundry is charged 5 Euros soap included, we don't have a dryer, so pls consider it will need time to dry your cloths depending on the season
-Air conditioned in your room is charged 5 Euros per day without any restriction of time, we just ask to switch off it when you leave your room for the day.
- heating is charged 5€ per day
- Our pets are very well educated and behaved and they will not disturb you in any way but if you don't like or fear pets we kindly ask you to avoid your reservation with us. They are rescued from very bad situations, we love them, they are our family !
- As many others, Municipality of Roma requests a ciy tax of 3.50 Euros per day per person. This money are NOT included in the price you pay for your stay! We will ask you to pay it in cash at the moment of the check in.
- At the momennt of your arrival you will be requested to give us your id cards or passports in order to submit them to the Portale Alloggiati della Polizia di Stato according to the current antiterrorism laws of our country .
-You are allowed to smoke but NOT in your room
- All furniture and objects in the room are at your disposal, we ask you respect and responsibility in using them. If something will found broken or would need professional cleaning after your stay we will ask to the Homestay assistance in order to charge you for the possible damages.
-Please do not eat in your room, you are welcomed to eat your take away food in the living room or in the terrace
-We serve a light breakfast: coffee, milk, snacks.
If you want full breakfast (that consist of: milk, coffee or expresso, cappuccino, bread, butter, marmalade, fruit juice) you are kindly requested to ask it the day before, you will be charged 5 euros.
We DON'T serve english breakfast or salted breakfast sorry!
- payment must be performed one month before or as soon as you book for early arrivals. In case there won't be the payment the reservation will be not considered as active.
We don't perform daily cleaning of the room nor change of sheets and towels, there is a cleaning fee of 30€ to be paid when you leave the room
Last but not least we are always at your disposal for advices or for any problem you could encounter,we are open to your requests and we will do our best to make you enjoy our city, our main priority is to make your stay pleasant and worth to be remembered.

There are only good things to say about Franco and Anna. From my initial contact, follow-up correspondences, first face to face encounter, and to our final farewell, these dear folks were always welcoming and amiable. They consistently exceeded my expectations; from location in the serene Latin quarter literal steps from the 628 bus stop or a quick 10 minute walk to Furio Camillo Metro station to pristine and appointed ground level facilities FULLY stocked with amenities—even A/C and laundry are available at a nominal fee—and navigation and orientation, their hospitality truly knows no bounds! Not only did they regularly check in to ensure all my needs were met and confirm my security concerns were all on par, they generously went above and beyond too many times to recount and were forbearing of all my foreign fumblings. Even their precious pets were welcoming! I feel as though I arrived a stranger, but quickly became friends and departed as family. I highly recommend these most fabulous folks if you are looking for helpful hosts and comfortable—everything you can possibly need and more—accommodations, but most importantly, welcoming to the idea of making acquaintance with unforgettable people! Brava and grazie to Homestay for this exceptional experience!

We stayed 6 nights in Roma and had such a lovely time with Franco & Anna! If you are interested in Italian culture and habits and love to chat with your host family, Franco and Anna are the best family for you. They have two lovely dogs and 3 cats, so you must love pets, too . Franco & Anna are a wonderful & lively couple, they take such a good care of their guest. We respect the great attitude of the hosts and felt very welcomed in their cozy home. Franco & Anna take good care of the house and their home is ideal for home stay: your room is very nice and spacious and next to the big & spotless bathroom. We think we got enough privacy, but at the same time the family was always there to turn to. The house situates in a nice area, near park, and it is very easy to travel to the center by bus or by metro to see the beautiful city of Roma. There are many cozy local restaurants nearby, too. We really enjoyed our stay and hope we will meet Franco & Anna again!

Franco and Anna are a wonderful couple, so helpful in directing us to the best places to visit to make the most of our short time in Rome. Animal lovers beware, you will fall in love with the gorgeous Galatea with her beautiful eyes, and Arturo both rescue dogs, and of course the three friendly cats!
