Lovely 5 bedroom house with a self contained Granny Flat / annexe situated in a quiet leafy mature suburb in Dublin 9.
Central location 1km to Beaumont Hospital, 2km DCU, 4km Croke Park, 4.3km Mater Hospital, 4.5km to city centre, 5.2km to TCD Trinity College Dublin and RCSI and 6km to Dublin Airport.
Omni shopping centre is a 10 minute walk from our house with many shops including Pennys, Nando's, Starbucks, McDonalds, Burger King, M&S, H&M, Tesco and IMC cinema.
Buses are: 1, 14, 16, 16C, 33, 41, 41C, 101 and 104 N4 which serves the Point Village and concert arena.
We have two buses 5 minutes from our house to / from Dublin Airport. The 41 bus operates a direct route to and from Dublin Airport 24/7.
Motor way : Close to M50 and N1 to Belfast
City Centre 30 to 40 min walk
My daughter is coeliac so I can provide a gluten free light breakfast. I can also provide a gluten free lunch and dinner for an additional cost.

**Please ensure you read my house rules before you book a room.**
This is a family home offering the opportunity to stay with a local Dub. I am not a hotel so please be aware that you have to be respectful of my home and neighbours.
No Cooking : There is no cooking allowed except for those staying in the Granny flat
Payment:
Full payment must be made on all bookings over €500, 72 hours prior to arrival.
The balance on all bookings must be paid immediately ON ARRIVAL before a key to my house will be given.
Cash, Paypal (Friends and family) or Revolut is accepted
Check In - 3pm
Check out - 10.30am
Refunds: Homestay refunds your deposit if you cancel 7 days prior to arrival.
Light breakfast - self service available from 6.30am to 9.30am
My daughter is coeliac so I can offer gluten free options.
Neighbours to be respected - Guest must be quiet after 9.30pm as my children go to bed early.
Eco friendly: guest to seperate their plastic and paper and use the recycling bins.
Towels - I am not in a position to provide fresh towels on a daily basis, but will provide towels on arrival.
Showers : must not be longer than 10 minutes as a safety valve will shut off the power to prevent over heating of the electric motor.
You cannot use my address to open a bank account or get post sent to my address.
No alcohol or smoking permitted in my house.
No wet clothes to be put on the radiators especially in the Granny Flat as they are electric
No showers after 9pm inside the main house as my children will be sleeping
No guests allowed to visit my home.
Working from home is NOT possible.

Wow, what a stay! Our host was absolutely amazing—super helpful, sweet, and on top of everything. Compared to other Airbnb or hotel experiences, this was like five times better. It felt so much more personal, connecting us with real Dublin locals. Cleanliness, transportation, amenities—everything was a solid 5 stars. Can't think of a single downside, but on the upside, gotta shout out their awesome gluten-free breakfast. And let's not forget the two lovely girls (littles daughters of Ann) who made our trip even more fantastic. My girlfriend and I totally loved it and definitely recommend it!

She's a very nice and welcoming person. The house was warm and clean , I couldn't complain about anything. She let me the breakfast every morning.

Great home in a quiet neighborhood with convenient bus connections! Ann-Maria is very lovely and made our trip to Dublin very comfortable, giving us pretty much no limitations or curfews. Can only recommend!!

I stayed with Anne-Maria for 7 nights. The welcome was very warm. I had a great time chatting in English with the whole family. Her children are very polite, cute and friendly. Ann-Maria's place is very cool. There's a climate of trust between her hosts and the family. Ann-Maria gives a lot of information about the countless possibilities in the city. I arrived very late at night because of a flight delay, and she welcomed me with open arms. She is an exceptional person.

In Ann Marias House you feel welcome. She is a power woman with two sweet little girls. It is only 20 min. from the Airport and 30 min. to the city. You get everything from pre- informations,Irish breakfast and good talking. Because she has several rooms in and outside think what you want.

Ann maria and her family are amazing. They have been very helpful and sweet since the moment we booked the house. The house is clean and very welcoming. Definitely will come back there when I will come back to Dublin. Very beautiful experience, I recommend it to everybody!

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
